Data center zoning regulations adopted
Council gave final approval to zoning rules limiting data centers to accessory uses, capped at 50,000 square feet of floor area in industrial zones and 10,000 elsewhere. A resident pushed for even stricter limits like Munfordville's and raised concerns about water use and buffer distances from homes.
Data center zoning restrictions
The city is tightening its zoning code to make hyperscale data centers practically impossible while keeping the small data centers hospitals, banks, and utilities already run as legal 'accessory' uses. Mayor Gregory says regulations beat a moratorium, which would expire and invite lawsuits. Final vote is August 10.
Regulating data centers in Elizabethtown's zoning ordinance
Kentucky's cheap utilities, land, and weak state regulations have made it a target for data centers, including massive hyperscale facilities that consume huge amounts of power and water. Elizabethtown's current zoning definition is 20+ years old and allows data centers by right in most commercial and industrial zones. Officials are drafting new rules before any application arrives.
Tree buffer request along Ring Road
Residents of Pawnee Drive asked the city to fund a two-row evergreen buffer along the cleared Owens Family LLC property bordering Ring Road, citing noise, loss of privacy, erosion, and stormwater problems. Staff noted buffer requirements only kick in when a development plan is filed, and agreed to have stormwater staff inspect the erosion.
Historic District Overlay Expansion
The historic district overlay boundaries grew to cover additional historic sites on the side of the square, adding preservation review for those properties.
Annexation of 1615 St. John Road
A St. John Road property and the KY 1357 right-of-way joined the city limits at the owners' request, and will be zoned urban residential.
Woodland Corridor zoning map amendment

Rezoning of 1612 North Miles Street
A property on North Miles Street is being rezoned from R-2 to R-3, which would open the door to uses like a short-term rental. First reading done; final vote comes at a future meeting.
Zoning denial for 707 St. John Road
The council finalized the denial of a zoning change that would have allowed high-density residential and regional commercial development at 707 St. John Road. One council member argued the developer made major plan revisions and deserved approval, but the council upheld the Planning Commission's finding that the project didn't fit the comprehensive plan.
Pearl Orchard Road rezoning to allow duplexes
The council gave a first reading to an ordinance rezoning 614-622 Pear Orchard Road — the actual vote comes at a future meeting, so nothing has changed on the ground yet.
Rezoning 2916 Dolphin Drive to regional commercial
The property at 2916 Dolphin Drive is now zoned regional commercial (C-3) instead of neighborhood commercial (C-2), clearing the way for bigger commercial uses like a hotel. The council found it consistent with the city's comprehensive plan.
